Seasonal Highlights & Essential Information

Eagles Overlook offers memorable experiences in every season. In summer and early fall, enjoy community concerts at the Amphitheater, Fourth of July celebrations, and access to the ropes course and mini-golf (seasonal hours may apply). Winter transforms the area into a snowy landscape, with nearby Sugar and Beech Mountains a short drive away for skiing. Please plan for 4WD/AWD vehicles and possible chains from November through March for safe access. Some amenities and events are seasonal—check local schedules ahead of your trip. While the community is continuing to grow and new amenities are being added, occasional daytime construction noise is possible—a small trade-off for enjoying a brand-new home in a growing resort community.

Important Information

Check-in and Check-out Procedures

  • Check-in time for this home is 4PM and check-out is 10AM.
  • Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.

Property Access

  • When staying at Eagles Overlook, you have access to most amenities inside of Eagles Nest. Both the Wine & Cigar Bar and locked off portion of the Sportsman's Lodge are for member use only.
  • Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. Those are for member use only.
  • All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.

Policies and Rules

  • CANCELLATION POLICY: Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
  • Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
  • No smoking inside the home. No trace of smoking left outside the home.
  • Do not leave food or trash outside as it could attract animals.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
  • Minimum age: 25 years.
  • Children allowed.
  • No events allowed.

Fees and Payments

  • Dogs welcome for additional rent of $25/night each. Mature, trained dogs only, max of two.
  • Eagles Nest Winery day passes are available onsite for $25.00 each.
  • Firewood may be added by reaching out to us more than a week in advance. You get two wrapped bundles and a firestarter for $25/night.
  • The summer concerts are open to all guests; however, there is an admission fee for each person and cash bar for food and drinks.
  • All Eagles Nest homes have an additional amenity fee in order to maintain the amenities.
  • All bookings are subject to a $50 cancellation fee.

Parking Information

  • Free parking is available at the property.
  • The main roads are plowed in winter, but 4WD or AWD vehicles are required November–March, and chains may also be necessary to access all properties in winter months.

Utilities and Amenities Access

  • All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
  • All linens and towels provided for your stay.
  • Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.).

Safety and Emergency Information

  • Smoke alarms and carbon monoxide detectors are provided at the property.
  • Do not leave food or trash outside as it could attract animals.

Special Amenities, Access, and Restrictions

  • Guests are not allowed to bring their own ATVs. For information about ATV rentals please contact Off Road Adventures.
  • Eagles Nest is an up-and-coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard from 7am–7pm Monday–Saturday.
  • Eagles Nest Winery HOURS: Thur & Fri 4pm–10pm. Sat & Sun 1pm–7pm.
  • All visitors on premise at winery must be 16 years or older. This is strictly enforced.
  • The North Pavilion is host to several summer parties including a Fourth of July celebration and concerts which guests are welcome to attend; however, in the event there is a wedding or other private party, guests are not allowed in or near the Sportsman's Lodge.
